Madigan renovated the existing 120 Thomas Street commercial building after First American Realty, Inc. acquired the former home of theVNA Care Network, which featured a dated skylight, atrium, and underperforming main entrance. Working closely with Jesse Hilgenberg of Dixon Salo Architects, Madigan re-imagined the building’s front entry and lobby to deliver a modern, durable, and accessible arrival experience.

The original glass block curtainwall and entrance were removed and replaced with a new aluminum curtainwall system featuring a relocated main entrance and vestibule. This upgrade significantly improved curb appeal while providing a long-term, low-maintenance solution.

Interior renovations focused on accessibility and usability. The lobby was completely refit with new concrete ramps and stairs to meet handicap accessibility requirements, along with all-new finishes including flooring, architectural lighting, and wall systems. Seating areas were incorporated to enhance functionality and comfort for tenants and visitors.

Above the atrium, the existing skylight was fully removed and replaced with a new 40-foot by 40-foot pyramid skylight, dramatically increasing natural light and visual impact. A new roof system was installed as part of this scope.

Exterior improvements included washing and patching the existing façade and repairing openings to create the appearance of a cohesive, refreshed building envelope. Additional work included tenant fit-out for Success on the Spectrum and site upgrades consisting of parking lot renovations, new landscaping, and installation of a parking booth.

Despite tight scheduling constraints, Madigan delivered the project on time, allowing tenants to continue using the facility with minimal disruption.
