Madigan was selected to construct GFA Credit Union's new 38,000SF Headquarters in Gardner, MA.  The project consisted of maintaining an existing working branch office building while demolishing half the structure, excavating, and building a state-of-the-art three-story addition.  After completion of the addition the second floor of the branch was completely renovated. 

Madigan overcame site challenges with limited space and a twenty-foot-deep excavation wall, which was immediately adjacent to a busy public street near downtown. To overcome, innovative shoring techniques, soil nailing and shotcrete, were employed as an alternative to traditional sheet pilings. This provided a permanent shoring and eliminated the need for bracing that would have impeded work within the excavation. 

Throughout the construction of this project, Madigan met, and overcame several roadblocks, although none larger than an unforeseen flood of the area. At the request of the client, we sequenced construction to first complete the basement level, containing recreation for employees first, to allow employees in the existing building to take advantage of them as soon as possible. However, weeks after opening the floor for use, a storm drain in the area, not impacted by construction, backed up and flooded the basement, damaging flooring, sheetrock, paint, cabinets, gym equipment, and more. The Madigan team was able to identify the issue, work with the town, the owner, and their insurance company to coordinate the issue and repairs, as seamlessly as possible.
