Building a strong team to help successfully lead our nearly 90-year-old company into the future is a delicate balance: we have four generations of Madigans on board, and a strong, loyal group of supervisors, project managers, site, and office staff of all ages and varying levels of experience. But hiring Mike Dupuis as our Vice President of Operations was the perfect addition to bind our team and strengthen our company for many years to come.

In January 2026, we announced the promotion of Mike to this important and key position at Madigan; a position previously held by current CEO Jim Madigan. Mike will now be responsible for executive oversight of all our projects and the project managers that run them. He will oversee on time project delivery, streamline processes, foster strong stakeholder relationships, and uphold the company’s operational, quality and safety standards across all our projects. And Madigan knows Mike Dupuis is up for these tasks!

CEO Jim Madigan is excited about the talent Mike brings to the team. He noted recently that “Mike has the perfect combination of skill, leadership, drive, and personality that are all so important to keep things running smoothly and keep our customers happy.” And creating happy customers is key to the longevity and success of our company.

And in Mike’s own tongue in cheek words, his job is “like playing three-dimensional chess while riding a unicycle…in traffic!” With his sharp wit, warm, friendly demeanor and exceptional knowledge and skills in the construction management world, we have no doubt he will continue to keep the Madigan name affiliated with trust, competence, and reliability. And having his lovely, effervescent wife Michelle by his side is a bonus for all of us!

Mike’s dedication and collaborative spirit make him a tremendous asset to our team. We are proud to have Mike help lead our team!

The Fourth-Generation Advantage: What Nearly a Century of Building Teaches You

In an industry where contractors appear and disappear with alarming frequency, there's something different about working with a fourth-generation construction company. It's not just about experience, though Madigan has plenty of that. It's about the weight of legacy, the depth of relationships, and the kind of accountability that only comes when your family name has been synonymous with quality for nearly 100 years.

The Long View Changes Everything

When you've been in business for four generations, you develop what we call "construction foresight." We've witnessed the rise and fall of countless building trends, materials, and methodologies. We've seen the concrete block craze of the 1950s, the energy efficiency revolution of the 1970s, the technology boom of the 2000s, and now the sustainability movement of today.

This perspective is invaluable when making decisions about your project. While newer contractors might chase the latest fad or push whatever's most profitable this quarter, we recommend solutions based on decades of real-world performance. We know which materials age gracefully and which ones become maintenance nightmares. We understand the difference between innovation and gimmicks because we've had the time to see how both play out.

Relationships Built Over Decades

We don't build our subcontractor network by choosing the lowest bidder. These are relationships built over decade, some spanning multiple generations. Our site work contractor's father worked alongside our second generation. We've partnered with the same family-owned plumbing and electrical companies for more than 30 years.

This network embodies something that can't be purchased: mutual accountability and shared excellence. When everyone has decades of reputation at stake, quality rises naturally. Issues are resolved swiftly and discreetly because all parties recognize that today's shortcuts become tomorrow's problems.

The Family Name Factor

There's a unique psychology that comes with generational business ownership. When your grandfather's name is still on the company sign, when your children might one day run the business, every decision carries additional weight. A poor project doesn't just affect this quarter's profits, it potentially damages a legacy built over nearly a century.

This creates a level of personal investment that corporate entities simply cannot match. We don't just manage projects; we steward a reputation that we inherited and must preserve for the next generation. It's accountability that goes beyond contracts and legal obligations, it's personal.

Stability in an Unstable Industry

Construction is notoriously volatile. Economic downturns, material shortages, and market fluctuations regularly claim contractors who seemed solid just months before. But generational businesses develop a different kind of resilience. Madigan has weathered the Great Depression, multiple recessions, material embargos, and industry upheavals. We're still here not because we're lucky, but because we've learned to build businesses as thoughtfully as we build structures.

This stability matters for your project in practical ways. We'll be here for warranty work, future modifications, and maintenance needs. Our institutional knowledge doesn't walk out the door when key employees leave, it's embedded in the company culture itself.

Values That Aren't Just Wall Art

Every construction company claims to value quality, integrity, and customer service. But when these principles have been tested and refined across four generations, they become something deeper than marketing copy, they become organizational DNA.

Madigan’s approach to construction was shaped by an era when reputation traveled by word of mouth in tight-knit communities. Customer service standards were forged when business was done with handshakes, and your word was your bond. These aren't antiquated notions we've abandoned for modern efficiency; they're competitive advantages we've preserved and strengthened.

The Fourth-Generation Difference in Practice

What does this mean for your project? It means decisions are made with long-term performance in mind, not just immediate cost savings. It means problems are addressed with solutions that have been tested by time, not just theory. It means working with craftspeople who take personal pride in their work because they understand their role in continuing a legacy.

It means when we say we stand behind our work, we mean it literally, we'll be here to stand behind it for decades to come.

Building for the Next Generation

In a world increasingly dominated by corporate consolidation and short-term thinking, fourth-generation construction companies represent something rare: the marriage of deep experience with personal accountability. We're not just building your project; we're adding another chapter to a story that began nearly a century ago.

When you choose Madigan, you're not just hiring a service provider. You're partnering with a legacy that has weathered decades of challenges and earned the right to call itself permanent. In an industry full of here-today-gone-tomorrow options, we offer something increasingly rare: the confidence that comes with generational commitment.

Ready to experience what four generations of building excellence can do for your project? The foundation of trust is already laid, we just need to build on it together.

A three-lane underground bowling alley complete with a control room, a stunning rec room with a full bar, a huge swimming pool and hot tub?? This outdoor oasis really caught our eye!

It is incredibly rewarding when a client is so pleased with the work Team Madigan has accomplished that they want to celebrate the results together, and this just happened at the Hall Residence in Southborough, MA. Although Madigan is primarily a commercial/multifamily construction company, and this was a single-family residential project, architect Bill Masiello thought of us when he was approached by the owners, Bruce and Kim Hall, to create a backyard oasis which would include a stunning 2-story recreation room with a full bar, bath, living area and an elevator, along with a built-in swimming pool, hot tub, outdoor shower, massive patio and deck area AND a full sized, underground 3-lane bowling alley! The proximity to neighbors and wetlands as well as the installation of the professional grade bowling alleys below groundwater level made this project all the more difficult, and Team Madigan really stepped up to the challenge. The Hall Residence Project proves that no vision is too ambitious when you have the right team behind it.

As Bruce Hall stated when the project was complete: “There are many horror stories regarding construction projects. I can honestly say I was thrilled with this project as it unfolded. The coordination, subcontractor selection and management, communication, and overall knowledge exhibited by Madigan were awesome. They are highly recommended for projects of any complexity!”

The Halls and Madigan threw a wonderful catered luncheon on a very hot and humid day this summer, so being in the pool or inside the air-conditioned recreation hall and bowling alley was the perfect place to be that day. Along with the Madigan employees from both the field and the office, and architect Bill Masiello, the Halls wanted to include all the sub-contractors who helped create their dream-come-true space, and we were lucky enough to have them show up from all over the state for this fun day. Families and friends were invited to see the hard work that paid off for their partners, and all were blown away by the incredible space that felt more like a vacation resort than someone’s private home!

CEO Jim Madigan enjoyed reminiscing with his old St. John’s classmate Bill Masiello about how well this project ran and how beautifully Bill’s creative, stunning vision came to fruition. Former project manager Tim Canada and retired superintendent for the job Serge Dias were in attendance to proudly recount the difficulties they overcame and the wonderful relationship they shared with the Halls throughout the process. During the afternoon, Bruce had compiled progress photos and videos that looped continuously on various TV screens in the recreation building, so that everyone could see the incredible feat of this project, especially the installation of the underground professional grade bowling alley.

Team Madigan is not only a fourth generation, family-owned company, it considers its team members family, too. So, to share the joy of this successfully completed project together is something we don’t take for granted. Happy customers, a happy team, and happy company! Here’s to more success stories we can celebrate together!

Whether you're dreaming of a commercial space that breaks new ground or a residential project that pushes boundaries, Team Madigan brings four generations of expertise and a commitment to turning the impossible into reality. What's your next big project? We'd love to help make it happen.

Passive House Sustainable Construction

Sustainable Construction: Building a Greener Future with Passive House Standards

At Madigan, we're pioneering sustainable living through our commitment to Passive House principles. Our current project in Worcester demonstrates how energy-efficient construction creates comfortable, healthy, and affordable housing.

The Passive House Advantage

The Passive House standard represents a comprehensive approach to energy efficiency focusing on:

Enhanced thermal insulation systems

Superior air quality through continuous filtered ventilation—reducing respiratory irritants

High-performance windows and doors

Energy recovery ventilation systems

Our Worcester Project: A Two-Building Approach

Our current development at the former Worcester Boys Club site showcases our versatility in sustainable construction through two complementary approaches:

An adaptive reuse of the historic 1930s Boys Club structure, transformed into 16 apartments and amenity spaces such as a gymnasium and a multipurpose room

A new five-story steel podium and wood-framed building housing 64 living units above a first-floor garage space

Total development: 80 affordable apartments built to Passive House standards

This project also incorporates Worcester's first Air Rights development, an innovative approach that maximizes land use in an urban setting while respecting existing infrastructure.

Historic Preservation Meets Modern Living

For the original Boys Club building, our team has balanced historic preservation with the specific needs of older residents:

The original brick façade is being carefully restored while adding modern insulation for comfort

Historic windows will be replaced with new more efficient aluminum units that eliminate drafts while maintaining period aesthetics

Former activity spaces to be thoughtfully converted into 16 comfortable apartments and amenity spaces designed specifically for older residents

The new building complements this approach with purpose-built housing. The five-story structure includes accessible design throughout including ground-floor parking, elevator access to all floors, and convertible apartments for handicapped accessibility.

Sustainable Affordability in Practice

This project demonstrates our conviction that sustainability and affordability are complementary goals:

80 energy-efficient apartments with dramatically reduced utility costs

Mixed-income approach fostering community diversity

Variety of unit sizes accommodating different household configurations

Priority placement for local residents

Thoughtfully designed community spaces encouraging resident interaction

The Passive House standards ensure that residents enjoy exceptional comfort with minimal utility expenses.

Community Impact and Economic Benefits

This development represents a significant investment in Worcester's community:

Addresses the growing need for quality senior housing in Worcester's urban core

Provides affordable, energy-efficient housing

Transforms a historic landmark into purpose-built living spaces

Reduces energy consumption and associated costs for residents on fixed incomes

Creates a healthy living environment that supports aging in place

Offers walk-able access to community services, reducing transportation challenges

Establishing a model for sustainable housing development

Supports local contractors and suppliers during construction

By applying Passive House standards, we're creating environments that specifically address the comfort, health, and economic needs of older adults. The stable temperatures, superior air quality, and reduced utility costs directly support affordable housing

The Future of Sustainable Development

As Worcester's population ages, the demand for quality housing continues to grow. The collaboration between F.W. Madigan Company, Inc., WinnDevelopment, and Maugel DeStefano Architects, Inc. represents a forward-thinking approach through their early adoption of the Passive House standard for multifamily living. This innovative standard provides residents with distinct advantages in comfort, health outcomes, and operational efficiency.

Our 80-unit Worcester development demonstrates how sustainable construction principles can be applied to create ideal living environments. The innovative combination of historic preservation, new construction, and Air Rights development establishes a precedent for addressing housing needs in urban settings.

Through our investment in Passive House certification and our application of these principles to this development, we're establishing new standards for residential construction while delivering tangible benefits to our community.

Contact our team to discuss how Madigan's Passive House expertise can enhance your next multifamily project.

The Foundation of Our Client Approach

Since our founding in 1937, our family has understood that construction is never just about buildings, it's about the people who will use those spaces to grow their businesses and serve their communities. As a fourth-generation family business, we've refined our approach to client relationships through decades of experience in New England’s commercial landscape.

"My name is on the door," says Jim Madigan, " so I always think about Francis W. Madigan, my grandfather, and my father, and my brother and partner as well , all the work that they had to do to get it to the point where I was able to take over."

Four Principles That Guide Our Client Relationships

1. Listen First, Build Second

Commercial construction and distinctive residential projects represent significant investments for our clients. Before we review a single blueprint or break any ground, we invest time in understanding not just the physical requirements of a space, but how that space will function within our client's business operations.

For Bruce Hall, a homeowner seeking to create a two story, 5300 square foot accessory recreation building with a fully operational, below grade, three lane bowling alley; this meant hosting multiple meetings before finalizing the design. "The coordination, subcontractor selection and management, communication, and overall knowledge exhibited by Madigan were awesome." notes Bruce, "They are highly recommended for projects of any complexity."

2.Transparent Communication at Every Stage

Construction projects inevitably face challenge, from supply chain issues to unexpected structural discoveries during renovations. Our commitment is to communication that is:

Proactive: We alert clients to potential issues before they become problems

Clear: We translate construction jargon into practical impacts on timeline and budget

Solution-oriented: We present options, not just obstacles

This approach has earned us the trust of clients like Bishop Feehan High School, who partnered with us on their recent Arts and Innovations Center.

"Pre-construction forward, they felt like true partners in our process.” observes President, Tim Sullivan. “They brought ideas and expertise to our building planning and pro-actively recommended changes, some saved dollars and some made our building better."

3. Flexibility Without Compromising Quality

Our decades in business have taught us that flexibility is essential to successful client relationships.

Our project management team is trained to accommodate reasonable mid-project adjustments without derailing timelines or inflating budgets. This flexible approach proved invaluable when it was discovered at St. Benedict Classical Academy that Natick’s existing water pressure required an addition of a sprinkler booster pump. This required major redesign and layout modifications within the already constructed mechanical space and structural framework.

4. Local Expertise and Relationships

Four generations in New England have given us unparalleled knowledge of local building codes, permitting processes, and relationships with the region's best subcontractors and suppliers.

This local expertise translates to smoother projects and fewer surprises for our clients. Our employees know building inspectors in the local towns and cities and know how to work with them to work through challenges. There have been numerous times where an inspector has come for an inspection only to say “Oh, this is a Madigan project? That makes my life easier”. We consistently work with the same trade subcontractors, valued partners that continue to work with us as they recognize the quality that we deliver and our commitment to professional partnerships.

Building the Future Together

As we look ahead to the next generation of our family business, strengthening these client relationships remains at the heart of everything we do. The construction landscape continues to evolve, and we're proud to evolve alongside our clients.

The commercial and residential spaces we construct today will serve local businesses and homeowners for decades to come. By focusing on building relationships as sturdy as our structures, we ensure that our legacy of construction excellence continues to grow with each new project and client partnership.

---

* Madigan is a fourth-generation family-owned commercial construction company specializing in ground-up construction and renovations for mid-sized commercial clients in the Worcester, Massachusetts area.

Worcester, MA – February 25, 2025 – F.W. Madigan Company (Madigan), a family-owned and operated construction firm based in Worcester, Massachusetts, announced today that Andrew Madigan has joined his father Fran Madigan and his uncle Jim Madigan as an owner of the company. Andrew represents the fourth generation of Madigan family ownership since the company was founded by his great-grandfather, Francis W. Madigan Sr., in 1937.

In addition to taking on a share of ownership, Andrew has also been promoted to Chief Financial Officer (CFO). Since joining the company full-time in 2016, Andrew has served primarily in operations while also supporting business development in the company.

Our roots have always been here. As we enter 2025 with the largest project backlog in our company’s history and work on transformative projects like the Residences at Lincoln Square, we are well-positioned for continued success.”

Madigan, now in its 88th year, has grown from humble beginnings into a trusted partner for clients in the corporate, educational, multifamily, industrial, healthcare and nonprofit sectors across New England. Guided by a family-driven approach and a commitment to quality craftsmanship, the company has delivered an impressive portfolio of projects, and some recent notable projects include Bishop Feehan High School’s Arts and Innovation Center in Attleboro, MA; St. Benedict Classical Academy in Natick, MA; Cornerstone Bank’s Spencer Headquarters in Spencer, MA; and the Residences at Lincoln Square in Worcester, MA.

“As we celebrate over eight decades of building strong relationships and quality projects, we remain deeply committed to the values that have guided us since 1937: integrity, craftsmanship, and putting our clients first,” said Jim Madigan, President and CEO. “The future of Madigan is brighter than ever, and we look forward to continuing the legacy our family started by my grandfather.”

Honoring History: The Restoration and Relocation of the Whispering Wall WWI Memorial

Madigan is honored to have been entrusted with the significant and historic task of restoring and relocating the Whispering Wall World War One Memorial in Lincoln Square, Worcester. This deeply meaningful monument, originally dedicated in 1935, commemorates the more than 350 brave men and women from Worcester who made the ultimate sacrifice during World War I, the so-called “War to End All Wars.”

With great respect for its historical significance, the restoration project will preserve the original integrity of the memorial while enhancing its visibility and accessibility for future generations. The relocation will place the monument in a new, prominent space beside the Worcester Memorial Auditorium, ensuring it remains a place of reflection, remembrance, and community pride.

Project Enhancements and Accessibility

To complement the memorial’s relocation, additional site enhancements will create a welcoming and inclusive space for visitors. The proposed upgrades include:

A new flagpole to honor the legacy of those who served.

Shade trees and landscaping to enhance the beauty of the space.

New seating areas and walkways, thoughtfully designed for accessibility, including wheelchair-friendly pathways to ensure everyone can pay their respects with ease.

A Connection to Community Revitalization

Madigan’s involvement in this project is especially meaningful, as it aligns with the company’s commitment to preserving Worcester’s history while fostering progress. The Whispering Wall Memorial is located on the same grounds as another Madigan-led initiative: the restoration and adaptive reuse of the historic Boys and Girls Club in Lincoln Square.

This ambitious redevelopment project will transform the Boys and Girls Club building into affordable housing for elderly Worcester residents, breathing new life into the structure while preserving its historic charm. Additionally, a four-story residential building will be constructed as an extension to provide further housing opportunities.

Through these projects, Madigan is proud to play a role in honoring the past while building a brighter future for the Worcester community.

Madigan. With an unwavering commitment to excellence, he contributed to countless projects—working on thousands of estimates—helping shape the foundation of our company. His expertise, precision, and dedication have been instrumental in securing and executing projects that have strengthened our reputation in the commercial construction industry.

However, beyond his incredible work ethic and invaluable contributions, Dave’s presence in the office is what we will miss most. His warm smile, friendly demeanor, and passion for golf have left a lasting impact not just on our team, but also on the subcontractors and industry partners who had the pleasure of working with him. He has been more than just a colleague—he has been a mentor, a friend, and an irreplaceable part of our Madigan family.

While we are sad to see him go, we couldn’t be happier for Dave and his wonderful wife, Carole, as they embark on this new chapter together. With well-earned time to enjoy the golf course and all the adventures that retirement brings, we know he will make the most of this next phase in life.

Dave, from all of us at F.W. Madigan, thank you for your dedication, leadership, and friendship over the past 28 years. We wish you nothing but happiness, relaxation, and, of course, many perfect days on the links!

Worcester, MA – F.W. Madigan Company, Inc, is set to begin construction in early September on the Worcester Boys Club Project, which is to include a historic preservation and renovation of the 59,000 square foot former Worcester Boys Club building in Lincoln Square, along with construction of a new five-story, 63,000 square foot building which will be connected to it. The new building will be constructed in part over the Ernest A. Johnson Tunnel. The project will create a mix of studio, one-bedroom and two-bedroom affordable homes for adults aged 55 and above. All 80 units have been designed with amenities of modern urban living and will have access to common features on the interior and exterior of the buildings, such as an Exercise Room, a Multipurpose Room, Mail Room, a Garage, and two patios.

As the Design-Builder, Madigan brought Maugel DeStefano Architects onto the project to act as the design lead which included designing an environmentally sustainable new building which will meet rigorous Passive House Institute (US Phius) standards. Passive House standards require rigor in design, construction, testing and operating/ lifecycle sustainability of the building envelope and its operating systems.

Madigan CEO Jim Madigan stated “We are excited to begin this important project in the heart of the city. Over the period of the next 20 months, the view north from Lincoln Square will dramatically transform, as we will be constructing much-needed urban residences here in downtown Worcester. We are pleased to be working with the WinnCompanies of Boston, who is the developer of this project.”

WinnCompanies also developed and currently owns and operates an adjacent residential project, the Voke Lofts.
